If your adjuster includes the mortgage company on the check, contact your mortgage company and let them know you have had a loss. Each company has a different process, but most will ask you to send them your adjusters estimate and the check. They will review, endorse and return it to you. In some cases the mortgage company may hold the funds in escrow and pay draws as the work is completed. This process may delay your repairs so the sooner you start it the better.

If the total damages is $1,000.00 and you have a $500.00 deductible, the adjuster will issue a check for $500.00 and you add your $500.00 deductible to make the $1,000.00 repair.
Depreciation is the decrease in value of an item over a period of time. If you paid $400.00 for your TV 10 years ago and now you can only sell it for $100.00. It has depreciated $300.00.
Most insurance adjusters will depreciate the initial payment on an insurance claim and this payment is known as the actual cash value. If you had a fire and your 1920's kitchen sustained $10,000.00 in damages, the adjuster might depreciate the kitchen $5,000.00 and issue an ACV check for $5,000.00. Some policies are only ACV policies and you can only receive the depreciated amount for your loss.
